Old Mill Road
Old Mill Road is a proposed new housing development in the Carley Hill area of Sunderland.
About the proposed development
The site is on the corner of Old Mill Road and Emsworth Road. The site is currently grassland open to the public. The development will include a central grass space for walking and exercising in the local area.
Sunderland City Council has announced that 13,410 new homes need to be built by 2030. The proposed development will help meet this target to provide affordable housing for local people.
The proposed layout has 64 new properties, including two-, three- and four-bedroom houses, two-bedroom bungalows and two-bedroom apartments. Most of the properties will be available for affordable rent, and some will be available for Shared Ownership or Rent to Buy.
The houses will have:
- a spacious and contemporary design
- features like air source heat pumps, solar panels, and enhanced insulation
- its own garden
- at least one parking space
The development will have:
- areas of green space
- a sustainable drainage system to reduce the risk of flooding
- an access road on Everton Lane

Development timeline
We received feedback on our proposed plan for the development at the beginning of 2022. A timescale for planning is to be confirmed.
