Chester Gate
Chester Gate is a proposed new affordable housing development in the Pennywell area of Sunderland.
About the proposed development
The site is located on the brownfield land between Chester Road and Presthope Road, Pennywell. The submitted proposal includes a large area of open space within the centre of the site. Footpaths have also been incorporated into the layout to provide pedestrian access through the site connecting to existing footpath links to residential areas and amenities in the local area.
The proposed layout has 294 new properties, consisting of two, three and four bedroom houses, two-bedroom bungalows and two-bedroom apartments. The properties will be available for rent and Shared Ownership.
There is a national housing shortage with 1.2 million households on waiting lists for social housing and 250,000 people homeless. The clear local need for affordable housing is evident with 30,000 people on our housing waiting list in Sunderland.
The proposal will assist in helping to address the housing shortage and reduce our waiting list to make an important contribution towards the city’s housing supply, delivering much needed high quality affordable housing in the area.
The houses will have:
- a spacious and contemporary design
- features like air source heat pumps, solar panels, and enhanced insulation
- a garden
- at least one parking space

Development timeline
- Consultation closed on Thursday 1 August 2024. We have worked to incorporate consultation feedback into the formal submission
- January 2025 – Submission of detailed planning application
- April 2025 – Determination of planning application
- July 2025 – Phase 2A & 2B start on site
